Property Assessment and Request for Reconsideration

Every municipality in Ontario is a member of the Municipal Property Assessment Corporation (MPAC). MPAC assesses property value for all properties in Ontario using a uniform, province-wide system based on current value at a point in time.

For the 2009-2012 tax years, assessments are based on current value as of January 1, 2008. Current value for a particular property is based on recent sales of similar properties in the area. MPAC’s 2008 Notice, mailed out during Sept-Nov 2008, provides property taxpayers with the assessed values of their property as of January 1, 2008 and will also provide the property classifications.

If you do not agree with your property assessment, you can file a Request for Reconsideration with MPAC. You can obtain a Request for Reconsideration form in the Forms section of this site, or directly through MPAC.

The 2009 deadline to file a Request for Reconsideration for regular notices is March 31, 2009. MPAC will mail the results of the Request for Reconsideration by September 30, 2009.

If your taxes are subject to an adjustment because of an assessment appeal, you will receive a formal statement from the Town after your appeal has been heard and the adjustment has been made regarding your tax account. Consequently, payments are due as billed until the decision has been received in our office.
